Staging a Semi-Vacant Home

Recently I stage what I call a semi-vacant home. What does that mean? Well, it means that the house is indeed vacant, but I was able to use some of the client’s furniture. By doing this, it allows me to keep the cost down, which is what every client wants!!

I don’t normally do this simply because there usually is no furniture in the house. However, sometimes the homeowner has left some furniture behind. If I feel that I can utilize the furniture, then I will.

The before pictures.

In the living room, I had the client remove the two armchairs. I felt they were a bit outdated. I did use the coffee table, the chest by the front door, and the metal end table, as well as the lamps and area rug.

The kitchen needed a table and chairs which the client had.



In the dining room, I kept the table but switched out the dining chairs. I did use the server.


I even used their wicker furniture for the spare room, which I turned into an office.


Here are the after pictures.

As you can see, just by switching out the armchairs and adding a sofa, it completely changed the look and feel of that space. I added my accessories to finish the look.


In the kitchen, I used her table and benches. I set the table and accessorized her kitchen.


Much more updated look just by changing out the chairs. The server was a good fit.

Here is the office. I eliminated all those stuffed animals, utilized her furniture, and used my accessories instead.



As you can see, adding some furniture updated the space. This will entice the buyers to schedule a visit to the home. That is what you want to attract buyers!!

What’s old is new again.

What’s old is new again. As I mentioned in my last posting, “Green” has become very popular. Going green not only saves the planet, but it also eliminates a lot of waste in the landfill. Bedside, they don’t make furniture like they use to, and let’s face it the old “stuff” is so much better.

When I meet with my clients, there have been many times when they are consider getting rid of old furniture. But if I feel the furniture has potential, I enough recommend they reuse or repurpose it and give it a new life. They are often surprised by my recommendation. I explain to them that adding unique and antique pieces adds so much character to any space.

I love some of these examples of how furniture has been refinished. Some have been completely changed!!

What better way than to reuse what you already have? But if you need to buy items, check out antique stores or salvage yards. They have great finds.

So the next time you think about throwing away an old piece of furniture, take a moment and think. Can this be saved? Not only will it save you money and be “Green” but it will give you bragging rights, which is always nice.

The many uses of wallpaper!!

There are many uses for wallpaper besides putting it on the walls. Lets’ expand our design palette to find other purposes for wallpaper. What do you do with leftover wallpaper? I’m always on the lookout for ideas. This one is a great and inexpensive idea. Keep in mind you can buy discounted wallpaper from any big box retailer as well.

1. Creative bookcase. Use it for lining a cabinet or hutch. It gives it a unique look and piazza without spending a lot.


2. Frame it. Love the wallpaper so much? Then frame it. You can create your art using wallpaper. Super easy to do.

3. Transform furniture. You can easily use it as a table topper.


4. Create a custom wainscot. Find a wallpaper you like, then coordinate the paint color. This will give you a very high-end look.

How about lining drawers? Wallpapering your cardboard boxes? Dressing up your clothes closet? The possibilities are endless. Just a little imagination, and who knows how far you can use wallpaper!!

Why is it so difficult to choose paint colors???

Why is it so difficult to choose a paint colorMore enough then not, I hear my clients say,“I thought this was the perfect color until I saw it on the wall”. So many times, the homeowners will choose a color they saw in a magazineThe problem with that, you don’t have the same accessories or furniture as the magazine picture. It may not work. Other times they have a color in mind, but they picked the wrong undertone. That is probably the biggest mistake I see.

Here are some guidelines to help your process.
  • Every color has an undertone. Meaning all beiges started as a color, whether it’s yellow, red, green, or orange. So pay attention.

  • Determine what undertones are in your room like your carpet, flooring, furniture, or accessories.
  • Keep all your neutral the same undertones. By doing this, you are assured of having a successful color palette.
  • Don’t forget about lighting. All colors will look different in different lighting situtaions, morning sun, afternoon shade, and evening lighting. So make sure you test the colors in these situations.
  • Use large paint samples. Many companies, like Sherwin Williams, offer 8×11 samples that can be ordered online. This is great because you can truly see the color.

  • NEVER paint the color sample directly on the wall. The existing color will influence the color sample, and you not get an accurate read!!

These guidelines will help you when choosing your color palette . You can also decide to hire a Designer. This small investmentwill assure you that the colors you are choosing are the correct one. You are thereby eliminating any costly mistakes. So well worththe cost.

New Products for 2019

New Products for 2019!

Since we are starting a new year, I thought it would be a nice idea to talk about some of these products you may not be aware.

Some of these products I have personally used and some I have not. All are products that can enhance your designs

1. Decorative Film– I love this product. These are films that can be applied over any glass door/window. Think of the possibilities. They offer privacy and decorative ideas. They are removable and reusable. Come in an array of colors and style to suit anyone taste.

2. Peelable Wallpaper – One of my favorite product. The use of this product is endless. You can use this on bookcases, furniture, lampshade, walls, ceilings….. see where I’m going with this? The best part, it’s reusable. Great for people who are renting. Very easy to install and remove.

3. Liquid Stainless Steel Paint –Do you want a stainless steel appliance but don’t like the cost? Then paint it — yup you heard right. This paint has stainless steel in the product. It’s even magnetized. You simply use it just like paint. How cool is that? I haven’t used this product yet, but I love the idea. It’s even available in HomeDepot

4. Soft Metal Film– If your appliances are still working but need a facelift, then this could be the answer. Same concept as liquid paint but this product you simply peel and stick. A little easier to use. Can withstand temperatures from 55 degrees to 122 degrees. I had used this product in my old home when I was getting ready to put it on the market. Held up great for two years and counting.

I hope you liked the products I chose. There are many more in the market and many more that come out each year. The trick is to be informed. Of course, you can always hire a designer. This way you get the added benefit of what’s trending out there.

Master bedroom are huge selling point!!

Master bedroom, is a huge selling point when selling your home. Many buyers want a 5-star quality master bedroom when purchasing a home. As a redesigner, this is one area I noticed, that is usually neglected!!  It isn’t difficult or expensive to achieve a high-end look. Here are some easy step to achieving the bedroom of your dream!

Imperfection:

Don’t try to fight it, instead embrace and work around it.  Long narrow vertical windows can be a problem, but if you get floor-to-ceiling curtains and hang the rod 6″-8″ outside the window sill, that will give the illusion of a wider window.

Matchy, Matchy:

This is one place you can and should match. Matching nightstand and lamps will give the room asymmetric look and feel. This will enhance that soothing and serene feeling that we want to achieve.
Fabric: 

Use fabric that can withstand stains. When selling your home, try not to use bold colors,  jarring patterns, or lacy fabric. If you using a pattern, make sure you repeat it and keep it simple.

Color:

When choosing sheets for your comforter, my rule of thumb is to match the bedspread. Too many colors are jarring to your senses. Make sure your wall color coordinates with your bedding and has a cohesive look.

Be practical: 

Don’t try to have a high fashion bedroom that only looks good but it is difficult to live in. Be practical and make it livable.

Pinterest

Remember this is your bedroom, use items that will appeal to your sense. Limit the amount of furniture, especially if you’re selling your home (overcrowding is a huge problem in bedrooms) and if you can at all help it, don’t put your office in the bedroom. Too many times I’ve seen the master bedroom used as storage areas!! This is a place to retrieve from your hectic life!! Remember master bedrooms are a huge selling point when selling your home!

Contemporary Interior Design Style

Contemporary refers to things that are of trending right now. Today’s modern interiors are comfortable and welcoming without being cluttered and dark. These rooms are designed with abundant open space and natural light in mind. It embraces simplicity. Here is a few suggestions on how to decorate your room with contemporary style. 



Colors:

Contemporary interiors rely heavily on grey, brown, taupe, cream and pure white.

Furniture:

Majorly the furniture is featured with clean lines and smooth surfaces without any carving and decoration. Furniture is made of light-colored woods such as maple and birch, stainless steel, and nickel. The sofas and chairs have exposed legs


Fabrics:

Natural fabrics such as silk, wool, linen, and cotton are used for their textural aspect. However, bold color or geometric pattern may be brought into the design with pillows, or a rug.
